What a conveyancer does
Conveyancing is the legal work of transferring ownership. It can be carried out by a solicitor or a licensed conveyancer. Solicitors can also advise on wider legal issues; licensed conveyancers specialise in property.
- Checking the title and the draft contract
- Ordering local authority, environmental and water searches
- Raising enquiries and reporting on the survey and mortgage offer
- Exchanging contracts and completing
- Paying Stamp Duty Land Tax or its equivalent and registering the new owner
Choosing a conveyancer
Solicitors are regulated by the Solicitors Regulation Authority and licensed conveyancers by the Council for Licensed Conveyancers. Ask for an itemised quote that shows legal fees, searches and other disbursements, and VAT, and ask who will handle your file day to day.

How do I find conveyancers near me?

How should I compare providers?
Look at the services each one specialises in, check any professional registration that applies, and read independent reviews. Then contact two or three directly and compare their answers, fees and how quickly they respond.
Does it cost anything to use the directory?
No. Searching and contacting businesses is free. Any fees are agreed directly between you and the provider you choose.
How do I add my business?
